To keep things straightforward, we've compiled a list of potential fees you may come across as a current or future resident. This allows you to easily understand your upfront and ongoing costs. To budget for your fixed monthly expenses, simply add your base rent to the Essentials and any Personalized Add-Ons you choose. Our aim is to make budgeting effortless, ensuring a smooth and enjoyable living experience.

  • Application Fee: $85.00 per person
  • Trash Fee: $32.00 per household
  • Parking Fee: $25.00 per vehicle (2 cars max)
  • Pest Control Fee: $5.00 Pest Control Fee Serviced Weekly
  • Technology Fee: $75.00 per household
  • Security Deposit: $500.00 with approved credit. This can vary up to 1 month's rent with a conditional approval
  • Administration Fee: $300.00 per household
  • OUC Service Fee: $5.00 Monthly per apartment, charged with utilities.
  • Pet Fee: $350.00 - $500.00 ($350 for one pet and $500 for two pets)
  • Monthly Pet Rent: $20.00 Per Pet
  • Storage Unit: $25.00 - $95.00 per household
  • Reversed Parking: $50.00 Per Vehicle
  • Transfer Fee: $350.00 - $700.00 per household ($350 at end of lease term, $700 mid lease term)

  • Late Fee: $200.00 applied on the fifth of each month
  • NSF Fee: $50.00 Per returned payment

BREED RESTRICTIONS: Excluded dog breeds include Akita, Alaskan Malamute, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd and any mix thereof. Letter required by Certified Veterinarian for proof of breed, weight, and required vaccinations.
